02 / Make an informed introduction.
Before proceeding with a professional, confirm their relevant experience, current licence, insurance, availability and the scope they are offering. Ask to see genuine examples of comparable work and agree any fee for the next stage in writing.
We will discuss an introduction with you before sharing your enquiry. Any referral fee is separate from this no obligation enquiry process. You choose whether to proceed with the professional.
03 / Explore feasibility and design.
Work with the relevant professionals to assess the existing home, establish the design brief and investigate the approval pathway. Review how the new and existing spaces connect, not just the upstairs plan.
Ask who is coordinating drawings, engineering and certification, and which services require separate appointments. Agree what is delivered at each stage and when the budget will be reviewed.
04 / Resolve the scope before the contract.
A meaningful written quote should refer to a defined scope and relevant drawings. Clarify inclusions, exclusions, allowances, fees and the arrangements for changes before signing anything.
Discuss access, accommodation, protection of existing areas and a realistic programme with the builder. Get independent contract advice where appropriate. There is no universal completion date that can be promised for an unseen home.
05 / Construction and handover.
The appointed builder manages construction under your contract, with the relevant inspections and certification arranged by the responsible professionals. Agree who communicates progress, who approves changes and how queries are documented.
At handover, ask for the records and certificates relevant to your project, operating information and a clear process for any outstanding items. This referral website is not the contracting party for the build.
